1. Introduction and Legal Basis
These Accommodation Booking Terms and Conditions (hereinafter: the “Terms”) form an integral part of the agreement between Briskva Tourist Agency, Rajka Stipe 28, 52440 Poreč, Croatia, OIB: 24747698437, ID CODE: HR-B-52-130052259 (hereinafter: “Briskva”), and the guest (the accommodation user) who books an accommodation unit from the offer on the website www.briskva.com.
Briskva acts as an intermediary in the provision of accommodation services. All accommodation units have valid permits issued by the competent authorities. By using Briskva’s booking services, the guest is deemed to have read, understood, and fully accepted these Terms.
The processing of personal data is carried out in accordance with Briskva’s Privacy Policy.
2. Booking Procedure and Contract Conclusion
Bookings can be made online at www.briskva.com, by phone, or via e-mail.
The contract between the guest and Briskva becomes valid once Briskva issues a booking confirmation and the guest completes payment in accordance with Article 3 of these Terms.
3. Prices and Payment Conditions
Accommodation Price
All prices are stated in euros (EUR) and refer to the price per accommodation unit for the specified period.
The price includes electricity consumption (except for electric vehicle charging), water, bed linen, towels, final cleaning, tourist tax, and heating/air conditioning, unless otherwise stated.
Additional services such as EV charging, pool heating, pet fees, bicycle rental, extra cleaning, and similar services are charged separately according to the price list available on site.
For stays shorter than the minimum required number of nights, an additional fee of up to 30% may apply.
All bank charges and currency conversion differences are borne by the guest.
Payment Method and Deadlines
For bookings confirmed more than 42 days before arrival:
– 30% of the total amount must be paid within 2 days of the booking confirmation.
– The remaining 70% must be paid no later than 42 days before arrival.
For bookings made within 42 days before arrival:
– 100% of the total amount must be paid within 24 hours of the booking confirmation.
In the event of late payment, the booking may be cancelled without refund.
4. Cancellation and Booking Changes by the Guest
Booking Cancellation
If the booking is cancelled 43 or more days before arrival, Briskva retains 30% of the total booking amount.
If the booking is cancelled 42 or fewer days before arrival, Briskva retains 100% of the total booking amount. The date on which written notice is received at info@briskva.com is considered the official cancellation date.
In the case of a no-show or unannounced late arrival, Briskva retains the full booking amount.
If the guest is unable to begin or complete the trip due to circumstances beyond Briskva’s control (e.g. pandemic, illness, quarantine, travel restrictions issued by national or local authorities, war, etc.), the above cancellation fees still apply.
Briskva is not obliged to provide a refund or bear any responsibility for such circumstances.
It is strongly recommended that guests take out travel insurance. Briskva does not provide or mediate in insurance arrangements.
Booking Modifications
The guest may request changes to the booking (e.g. arrival date, number of persons, accommodation unit) no later than 43 days before arrival.
All changes are subject to availability and written approval by Briskva.
If the guest finds a replacement guest for the same period and under the same conditions, Briskva may transfer the booking without additional cost once all necessary information has been received.
5. Cancellation or Modification by Briskva
Briskva reserves the right to cancel or modify a booking in exceptional cases that prevent the agreed accommodation service from being provided (e.g. serious property damage, technical malfunctions, natural disasters, or other circumstances that render the property unusable).
In such cases, Briskva will, subject to availability, offer alternative accommodation or refund the paid amount, reduced by the value of any services already used.
6. Arrival and Departure
Check-in: from 16:00 or 17:00 until 20:00
Check-out: by 09:00 or 10:00
The exact check-in and check-out times are listed in the description of each accommodation unit.
Early check-in or late check-out is possible only upon prior agreement with Briskva. If other guests are scheduled to check out on the same day, early check-in is not possible.
Availability can be verified in the calendar of each accommodation unit on www.briskva.com.
Late arrival after 20:00 must be announced in advance.
7. Guest Rights and Obligations
The main guest (booking holder) must be at least 18 years old and assumes full legal and financial responsibility for themselves and all members of their group, including minors and visitors.
The guest is obliged to provide accurate information for all group members for registration in the eVisitor system and to report any changes promptly.
Groups consisting of guests under 26 years of age are accepted only upon prior written agreement and approval. Special conditions may apply in such cases, such as a higher security deposit or stricter house rules.
The maximum occupancy stated in the accommodation description must not be exceeded.
Violation of this rule entitles the host and/or Briskva to request the guest to immediately vacate the property, without refund or obligation to provide alternative accommodation.
Each person aged 3 years or older counts as a guest. Children up to 2.99 years old may stay above the maximum capacity – up to two children per unit.
Visitors and day guests are allowed only with prior approval. Overnight stays by unregistered persons are not permitted.
The accommodation may only be used for residential purposes. Any commercial use or unauthorized activity is strictly prohibited. Parties, loud gatherings, and any kind of event are not allowed.
Quiet hours: from 22:00 to 07:00.
Smoking is allowed only in outdoor areas.
If pets are staying in the accommodation, guests must comply with the rules set out in Article 11.
Guests must respect the house rules and local regulations, including noise control and waste disposal. Each unit provides containers for basic waste categories: plastic/metal, paper, glass, and mixed waste. Waste must be disposed of in the appropriate bins according to the instructions.
Leaving garbage bags outside the bins or littering the environment is strictly prohibited.
Failure to comply may result in additional cleaning fees or the recovery of any fines imposed by authorities.
The guest must immediately report any damage or malfunction to the host and allow a reasonable period for repair.
The guest is responsible for any damage caused by themselves, members of their group, or visitors they invite.
Facilities such as pools, jacuzzis, fireplaces, barbecues, playgrounds, and similar amenities are used at the guest’s own risk. Guests must follow all safety instructions when using these facilities.
The host and/or Briskva have the right to access the accommodation unit for maintenance, repairs, or emergency interventions. Access will be announced in advance, except in urgent cases when prior notice is not possible.
Briskva and the host are not liable for theft, loss, or damage to guests’ personal belongings. Guests are advised to use the safe, if available.
Wi-Fi and other technical services are provided free of charge, but Briskva cannot guarantee continuous availability, stability, or speed of the connection, as these depend on external providers and technical circumstances.
If the property is equipped with external security cameras or sensors, they are used solely for safety and property protection, in accordance with privacy laws.
Before departure, the guest must: remove all waste, wash or load the dishes into the dishwasher,
turn off all appliances and lights, close windows and doors, return all keys, cards, and remote controls to the host.
8. Security Deposit
A refundable security deposit is required in the amount specified in the travel documents (booking confirmation). The deposit is paid in cash to the host upon arrival and refunded upon departure, after inspection of the accommodation unit.
If the guest refuses to pay the deposit, the host has the right to deny accommodation without refund of the paid rental amount.
Costs that may be deducted from the deposit include damage caused by the guest, such as repairs, extra cleaning (if the accommodation is left in unacceptable condition), lost keys, cards, remote controls, or other property, as well as any missing inventory or justified damage.
If the cost exceeds the deposit amount, the guest must pay the difference.
9. Electric Vehicle (EV) Charging
Charging of electric vehicles is not a standard service and is not included in the rental price.
Charging is permitted only if an EV charger is explicitly listed in the accommodation unit description and must be requested in advance. An additional fee applies.
If no EV charger is listed, charging is strictly prohibited. Exceptionally, the host may grant written approval for charging and determine the price, conditions, and method of use.
Payment for charging is made directly to the host, based on the applicable price list or the actual electricity consumption.
The guest assumes full responsibility for any use of electricity for vehicle charging, including all possible technical, safety, or material consequences.
Briskva Tourist Agency and the host accept no liability for any vehicle malfunction, damage, or loss of manufacturer warranty.
In the event of unauthorized charging, the host and/or Briskva reserve the right to: charge for electricity consumption (actual or lump-sum costs), and/or request the guest to immediately vacate the accommodation without refund.
10. Complaints
The guest must inspect the accommodation unit upon arrival and report any irregularities without delay. In the case of a justified complaint, the host and/or Briskva will make every reasonable effort to correct the deficiency as soon as possible. The guest must allow a reasonable time and access for rectification.
If the deficiency cannot be corrected within a reasonable period, Briskva will offer an alternative solution in accordance with standard tourism practices.
Leaving the accommodation without prior notice or preventing Briskva or the host from resolving the issue results in loss of the right to refund or compensation, and the complaint will be considered resolved.
Complaints must be submitted in writing within 2 days of the occurrence of the issue to: info@briskva.com. Briskva undertakes to provide a written response within 14 days of receiving a complete and timely complaint via email.
To be considered valid, complaints must include relevant evidence such as photos, detailed descriptions, and other documentation. Complaints submitted after the deadline or without sufficient documentation will not be considered.

11. Pets
Pets are allowed only in accommodation units where this is explicitly stated, and must be announced at the time of booking.
Pets not announced in advance are not permitted. In case of violation, the host or Briskva may refuse service or request the guest to vacate the accommodation without refund.
Only dogs and cats are considered pets. Other animals are not permitted.
As a rule, one (1) pet per unit is allowed, unless otherwise agreed in writing.
A pet fee is charged according to the applicable price list, as indicated in the travel documents, and is paid to the host upon arrival.
Pets must not disturb other guests, cause damage, or compromise safety. The pet owner (guest) is fully liable for any damage caused by the pet.
12. Travel Documents
The guest is responsible for ensuring that all members of their party have valid travel documents before arrival and for the entire duration of the stay.
Briskva is not liable for any costs or consequences arising from invalid or missing documents, loss of travel papers, refusal of entry, or actions taken by authorities.
The guest bears full responsibility for meeting all legal requirements for travel and stay.
13. Final Provisions
These Terms of Accommodation Booking apply together with Briskva’s General Terms of Use and Privacy Policy.
All legal relationships are governed by the laws of the Republic of Croatia. In case of any dispute, the competent court in Pazin, Croatia, shall have jurisdiction.
In the event of discrepancies between the Croatian and other language versions, the Croatian version prevails.
Briskva reserves the right to amend these Terms at any time.
